Overview:

Barings is a subsidiary of Mass Mutual Financial Group ("MassMutual" for Massachussets Mutual Life Insurance Company established in 1851) which has approximately $45 billion of real estate assets under management worldwide, including $7 billion in Europe. Barings' services include real estate investment and asset management for institutional investors and banks. Barings has several locations in Europe, with offices in London, Amsterdam, Milan, Madrid, Paris, Stockholm, Frankfurt and Munich.

This is a recruitment for Barings' Paris office. Opened in 2015, the team relies on a team of experienced professionals who have developed a unique expertise in many asset classes (office, logistics) We are looking for a candidate to participate in the activity and growth of the French office.

As part of its expansion, Barings is looking for a versatile profile:

Acquisition

  • The candidate will be responsible for Financial modelling in Excel, evaluation and presentation of new investment opportunities with various asset classes and risk profiles;
  • Will develop a large network of partners and business providers (brokers, developers, builders, investors);
  • Will undertake market analysis and assemble to analyze trends and prepare forecast on how this will affect real estate values and potential investments and disposals
  • Will analyze asset class portfolios and putting together investment files (investment committee): study of documents presented, visits to properties;
  • Will build the cash flow according to economic, legal and fiscal criteria, proposing acquisition and holding strategies;
  • Will carry out profitability forecast calculations with the CF;
  • Will assist in managing and coordinating all investment due diligence and direct the parties involved: banks, notaries, lawyers, technical offices, etc. (notarial, technical, tax, accounting, environmental, etc. DD);
  • Will assist in negotiating the re/financing with the local banks (in fine, amortization, margin);
  • Will prepare and complete committee files;
  • Will assist in negotiating acquisition contracts.
  • Asset Management

  • Implementation of strategies defined and validated during investment committees: monitoring of service providers (property managers, facility managers, marketing agents, etc.);
  • Will monitor work to ensure the proper conservation and value of buildings, in their economic context (development, VEFA, forward sales, etc.);
  • Will follow-up of regular appraisals for the funds;
  • Will monitor technology, legal, tax, ESG and regulatory issues related to the types of assets under management;
  • Will control budgets according to the CF, analysis of variances, monitoring of indicators and management charts;
  • Will build the business plans according to Funds strategies;
  • Will optimize rental occupancy, negotiations and renewal of leases;
  • Will identify disposal opportunities and proposing arbitration
  • Profile:

  • Excellent academic record
  • Bac +5 : Master 2 in finance or real estate or Business school or engineering school + postgraduate specialising in real estate or Specialised Master's degree or Master 2 in asset management
  • At least 3/4 years of experience in the acquisition or valuation department of a national or international real estate company (real estate, investment and asset management company, investment fund, SCPI, asset manager for third parties, Big 4, etc.)
  • A demonstrated interest in the sector and a solid understanding of the underlying fundamentals of real estate
  • Fluent in English (another European language would be a plus)
  • Highly numerate with excellent analytical and financial modelling skills and strong knowledge of Microsoft Excel (any other application will be a plus (Argus, Autocad, Anaplan, Finasset)
  • You have great interpersonal skills and know how to interact with the various players in the real estate industry. You know how to anticipate the best trade-offs on behalf of your clients. You are curious and open-minded and are always looking for investment opportunities and market development ideas.
